Real Estate can be a win/win situation if you deal with it the way you do. See the house as a primary residence, pay it off as fast as possible because not having to pay mortgage or rent can free up a huge amount of money every month.

You should study IRA and Roth IRA.

Both are retirement funds that can bring you closer to your goal.

Within a Roth IRA you invest in stocks, bonds - usually bundled into mutual funds and this can get you closer to retirement at a steady pace.

All the benefits of a 401K but you do it on your own with either a bank or a broker.

P.S. my 401k performance this year is at a 38%..... 
How it performs is up to you to decide.... if you are conservative it will do little to nothing in yield or if you can take a risk it can be really good but if you aren&#039;t careful and study the market .... it can lose a lot too.

		<description>&lt;b&gt;Is there any safe investment, better than real estate?&lt;/b&gt;&lt;br&gt;So, I consider myself someone who is very good with money, and I&#039;ve got my own investment plan, which to me seems like the very most sound plan out there, but I&#039;d like to hear other opinions, if there may be something better, since I&#039;m pretty unfamiliar with most of the investment plans out there.  I don&#039;t like risky investments, I know stocks and other risky investments might have the potential of paying the highest, but I do not like risking my money, causes me too much stress.

Anyways heres my plan.  I&#039;m 27 years old now.  I recently bought my first house, and I have it at a fixed rate of 5% interest.  I do not plan on selling or moving and will most likely live here till its paid off.  Now I keep a certain amount of money in a emergency fund, in an interest bearing account that makes roughly 4% interest and is completely liquid.  Now the rest of my spare money that I have to invest, I put straight towards the principal of my house.

The way I figure, is say each time I put $1000 towards principal, Its like making 5% interest (maybe technically not &quot;making&quot; it, but I&#039;m avoiding paying it, so basically the same thing.

Now just for ease of calculation, not even including any sort of compound interest, 5% of $1000, equals $50 a year savings.  Times that by 20 years and I&#039;ve effectively doubled my money.  But it doesn&#039;t stop there, not only will I have doubled it, but my house will have appreciated in value, so really that $1000 that I put in will probably have tripled or quadroupled in value due to the appreciation of the house over that 20 years.  And with very little risk, barring some sort of uninsured disaster or something.

Is there any other investment I&#039;d want to consider that is safe, and would allow me to triple or quadrouple my $ over the course of 20 years, the way I can just by simply paying off my mortgage sooner?

Now not only that, but paying all my extra money towards my mortgage, I&#039;m on track to have my 30 year loan paid off in 20 years or less, so at that point, I&#039;ll have so few bills that it would be easy to buy another home to have as a rental property (if I haven&#039;t already bought it sooner than that), and I can continue the process again, putting my spare money towards that principal and tripling or quadrupling it also.

I figure that if I have my own house paid off, and either 1 or 2 rental houses that are paid off, or close to being paid off, then I can simply use the income from my 1 or 2 rental houses to fully support me and my family, since I&#039;ll have very minimal bills.

Not only that but my career has a retirement pension, so by the time I&#039;m of retirement age I should have not only a pension, but also rental income.  Sounds to me like I&#039;d be very set for a worry free retirement.  As well as having assets to pass down through the generations.

Is there any sort of investment plan out there to put that $ towards instead that would yield even higher results?  Its hard to imagine that there is, but that&#039;s why I&#039;m asking.
